Mallards Edge is a community of 131 limited-maintenance ranch cluster homes overlooking shimmering stocked ponds and lush greens of Mallard Creek Golf Course. It is located in Grafton Ohio (Eaton Township), off the north side of Royalton Rd (Rt 82), 0.4 miles east of Island Rd, comprising Mallards Edge Blvd, Legends Way, and the cul-de-sac street of Keller Farm Ct.
Homes were constructed by Ron Palmer and Ryan Homes beginning in 2012. As of early 2024, Phase 5 was nearly finalized.
These ranch floorplans range from 1,500-4,300+ square feet with 3-4 bedrooms and 2-3 bathrooms.
Facades are similarly styled as modern farmhouse accented with a combination of mixed-texture siding profiles (board and batten, horizontal, and/or shake), brick/stone accents, white rake board/fascia trim, and/or gable accents that maximize visual interest. Each has a covered front entryway, many with extended front porches for seating that welcomes casual chats with neighbors.
Homes may include LVP flooring, flex rooms or private dens, open-concept living areas, fireplaced great rooms, and kitchens featuring quartz or granite countertops, tile backsplash, center island with pendant lighting and breakfast bar, and dining area. Owner’s suites feature walk-in closets and bathrooms with walk-in showers and dual sinks. Finished lower levels (a few are coveted walkouts) include recreation rooms, wet bars, bedrooms, workout rooms, and bathrooms. Attached front-entry garages accommodate 2-3 cars (third stalls are tandem).
Homes have public sewer and public water.
Homesites range from 0.21 to 0.31 acres and are cleared for wide-open views. Privacy is achieved with plantings.
Backyards may include composite decks, custom patios, and or covered porches.
The community is surrounded by 27.95 acres of common space (yellow areas on above map).
Many homes encircle a fountained 10-acre pond. This and the two ponds flanking the entrance are stocked and equipped with fishing decks.

Its streets have curbs and has sidewalks on both sides of the street.

Homeowner’s Association (HOA) fees are approximately $150 monthly, which includes lawn care and snow removal.
