Parkside Reserve Homes
About Parkside Reserve in Peninsula
Parkside Reserve is a stunning single-street community in Peninsula Ohio (Boston Heights Village) with 12 custom-built million-dollar luxury homes adjacent to Cuyahoga Valley National Park and the Bike and Hike Trail.
This subdivision encompasses Park Ledge Ln, which is located off the west side of Olde 8 Rd, between W Streetsboro St (OH-303) and Boston Mills Rd.
Homes were constructed from 2015-2020 exclusively by Prestige Homes. As of late 2023, there was one remaining lot.
These capacious colonial and ranch homes mainly range from 5,600-10,000+ square feet with 4-6 bedrooms and 4.5-6.5 bathrooms.
Being that Parkside Reserve homes were constructed by a single builder, facades feature complementary designs, offering architectural symmetry. Most are styled as classic French Country with full stone or a combination of stone/brick and cedar accents.
The homes of Parkside Reserve combine old-world charm with modern amenities. These exquisite homes are appointed with custom millwork, solid core doors, open floorplans, soaring ceilings with hand-hewn beams, hardwood flooring, laundry rooms with sinks and cabinets, garage entryway cubbies, planning center/craft rooms, private dens, flex/bonus rooms, and spacious vaulted great rooms with fireplaces and floor-to-ceiling windows. Gourmet kitchens feature granite or quartz countertops, an oversized island, breakfast bar seating, an oversized dining area, and a coveted chef’s pantry with countertops, a butcher block prep island, cabinets and shelving for countertop appliances, and a second sink and dishwasher so dishes remain out of sight when entertaining. Owner’s suites have vaulted ceilings, sitting areas, huge walk-in closets with custom built-ins, and en-suite bathrooms with tiled walk-in showers, soaking tubs, and dual sinks/vanities. Spacious guest bedrooms have vaulted ceilings and walk-in closets. Full finished lower levels (some are coveted walkouts!) are an entertaining haven with theater or media rooms, kitchenettes, bars, wine cellars, exercise rooms, and storage areas. Attached side or rear-entry garages accommodate 3-5+ cars.
Homes have well water and septic systems.
Professionally designed backyards feature lush gardens, custom patios and/or composite decks, gazebos, covered living areas, fireplaces or fire pits, water features, streams, swimming pools, and even tennis courts.
Homesites offer wooded backyards and mainly range from 2.0 to 3.4 acres, but there are two larger lots measuring 6.6 and 9 acres.
Directly west is the Metro Parks Bike and Hike Trail, which is accessible via a cleared meadow trail from the cul de sac. Just beyond the trail are endless wooded views of Cuyahoga Valley National Park (designated in green on above map) including the 350-acre parcel belonging to the Girl Scouts’ Camp Ledgewood and the wooded 3.5-mile Boston Run Trail with picturesque bridges over small streams.
A stream flows across several properties along the west end of the subdivision. View flood information.
Gorgeous tiered landscaping with garden boulders flank the entrance to Park Ledge Ln. In the center of the street is a divided median with lush landscaping, signage, and lantern-topped stacked stone pillars.
Park Ledge Ln ends in a permanent cul-de-sac. Like most developments in Peninsula, there are no curbs or sidewalks.
With no connection to another community, the street remains quiet, as traffic is limited to residents and their guests.
Homeowner’s Association (HOA) fees at Parkside Reserve are approximately $1,800 annually.
NOTE: The western section of Parkside Reserve attends Woodridge LSD; the eastern half attends Hudson CSD.
Other nearby luxury home communities include The Ledges and Brighton (directly south).
